Property Management
We take day-to-day responsibility for a property you own — placing tenants, collecting rent, handling maintenance, and reporting back to you.
What the service covers
- Leasing: preparing the property, showing it, and placing a tenant.
- Tenancies: the lease and its dates, the rent, the deposit, and renewals or endings.
- Rent collection, recorded against the tenancy it belongs to rather than as a loose payment.
- Maintenance: an issue is raised as a ticket, assigned to a vendor, and closed against an invoice for the work.
- Reporting back to you on what was collected, what was spent and what is outstanding.
How owners engage
Management runs on a written contract rather than a standing arrangement. Each one sets:
- A start date and an end date. The same property can be managed by us, then not, then managed again — that is three contracts, not one arrangement amended twice.
- The management fee, either as a percentage of rent or as a flat amount.
- A spend limit: the amount we may commit on a repair without coming back to you. Work above it waits for your approval, and the system will not let it be assigned or closed without one.
What is not settled yet
Two things are deliberately absent from this page rather than guessed at:
- The fee. It is agreed contract by contract and we are not publishing a standard rate.
- An owner portal. Reporting is prepared by us today; owner self-service is planned and not live, so nothing on this page promises a login.
