When people ask for one

• Before selling or letting, to set an asking price that is defensible rather than hopeful.
• Before buying, as a second opinion on a price that has already been quoted.
• For a property you already own, where the question is what it is worth now rather than what it cost.
• Alongside an inheritance, a division or a dispute, where a figure has to be explained to someone else.

What an assessment looks at

The figure comes from the property and its market, not from a form. What we weigh:

• Location and district, and what comparable properties nearby have actually transacted at.
• Size, layout and the number of rooms.
• Condition and finishing, and any work the property needs or has recently had.
• The building itself — its age, its services, and its position within it.
• What the property is currently used for, and whether it is let.

Who carries it out

Valuation is coordinated through qualified and experienced specialists rather than produced automatically:

• We take the enquiry, gather what is needed about the property, and put it in front of a specialist with relevant experience.
• A visit is arranged where the property has to be seen to be assessed properly, which is most of the time.
• You receive the assessment and the reasoning behind it, so the figure can be explained to a buyer, a seller or anyone else who asks.

What this page does not settle

Three things are deliberately absent rather than guessed at:

• A fee. It depends on the property and what the assessment is for, and is agreed before any work starts.
• A turnaround time. It depends on the property and on arranging access, and we would rather agree one with you than publish a number we may not meet.
• An instant online estimate. There is none, and this is not a page that will quietly grow one — a number produced without seeing the property is a number somebody would price a real decision on.
